  Project Description:  
    Upgrades to the interior and exterior of the building to recapture the historic character. A complete fire, life and safety upgrade to add fire suppression, fire alarm, and correct egress. Abatement of hazardous materials will be required. Interior upgrades include, but are not limited to, the establishment of vertical stacking electrical and telecom spaces, restoration of the historic elevators, installation of new wheelchair lifts, enhancement of security, and improved accessibility. Existing deficiencies in mechanical, electrical, and plumbing systems shall be corrected. Architectural renovation items include cleaning, repair, and restoration of historic ceilings, light fixtures, and works of art. Exterior restoration addresses roof, facade, and window deficiencies. Two mechanical penthouses shall be demolished and rebuilt on the roof to re-open the historic light wells. The existing emergency generator and underground fuel storage tank shall be removed. A new generator with integral fuel tank shall be installed in a new location. This project is registered for consideration as a Leadership in Energy and Environmental Design (LEED) project and is seeking a rating of Silver.
